I don't trust 3rd parties with my property if I can avoid it. Could be Fort Knox, but....

What is more likely to survive a fire, flood, hurricane or tornado, a bank or your house?

True, but I've seen many of those destroyed in natural disasters. Risk tolerance and personal preference.

I have a basic fire-proof safe I keep a few valuable cards in, but please keep in mind that safes have fire ratings, and items inside can still be affected depending on how hot it gets and the length of time exposed to the fire.

Bottom line for me is my collection isn't worth a monthly payment to keep them safe. If my collection is destroyed by fire, flood, or other way, I've got more important things to worry about.

I don't really have any cards worth enough to justify a bank safe deposit box. The ones I did I sold to take care of things for my family. But if I had a choice it would depend on my personal idea of the value. For example, if I had an early Jackie Robinson that's graded 9? Probably safe deposit box with similar cards. Cards like maybe McGwire graded rc? Probably home safe. But that's just my opinion.
